Dear Cyber Followers:

It was an exciting week last week at the Arizona Legislature!

The Arizona Legislature has been in session for 40 days and 1,200 bill have been introduced.  However, there have been no community association bills passed by both the House and the Senate and signed by the Governor yet.  Our firm is closely following three bills which have all passed the House and are now moving swiftly in the Senate:  HB2106 (Homeowners’ Associations Enforcement Grace Period);  HB2172 (Design;  Architectural Committee Review);  and HB 2382 (Amendment of Declaration).

Our firm is on the lookout for “striker” bills. These are bills that start out as one bill, but are amended to be something completely different.  Often controversial bills that may have failed previously are reincarnated via this process.  We’ll let you know right away if any “striker bills” pertaining to community associations appear out of nowhere.
